That matters locally as well. Within Durango, for example, the addition, replacement, or repair of water and sewage systems, drains, service lines, and related plumbing requires permitting, and since July 1, 2026, the City of Durango has handled residential plumbing permits and inspections directly. Pagosa Springs also requires separate permits for plumbing, electrical, and mechanical work where applicable.
If the existing layout already works, keeping plumbing in roughly the same locations can therefore be a smart way to reduce complexity. Instead of rebuilding the room from the inside out, the project can focus more heavily on the elements you see and use every day.
Spend Your Budget Where You Will Notice It
A bathroom does not need to become larger to feel substantially better.
Replacing an older tub or fiberglass surround with a well-built tile shower can completely change the room. New flooring, a better vanity, improved storage, modern plumbing fixtures, updated mirrors, and layered lighting can create a significant transformation without changing the basic footprint.
Ventilation deserves attention too. Bathrooms produce a significant amount of moisture, and the EPA recommends exhaust fans that vent outdoors to help control that moisture and reduce the conditions that encourage mold growth.
This is where careful planning becomes important. Rather than spreading the budget across unnecessary structural changes, homeowners can often put more of it toward the materials, craftsmanship, lighting, shower details, cabinetry, and finishes they will appreciate every day.
Think About Value, But Remodel for Real Life
Bathrooms can also matter when it comes time to sell.
The 2025 Cost vs. Value Report estimated that a midrange bathroom remodel nationally cost about $26,138 and returned approximately 80% of its cost in resale value. By comparison, the report estimated a substantially lower percentage return for an upscale bathroom remodel, illustrating why spending more does not automatically produce a proportional increase in resale value.
That does not mean every remodel should be designed around resale. Your primary bathroom is a space you use morning and night. Comfort, durability, storage, lighting, and ease of use have value long before another buyer ever walks through the door.
The best remodel is usually one that balances both: improving your daily experience while making thoughtful choices that will still make sense years from now.
